Brandermill is an award winning Planned Urban Development (PUD) located in northwestern Chesterfield County approximately 20 minutes from downtown Richmond and approximately 30 minutes from the Richmond International Airport. Amenities include a 1700-acre recreational lake and reservoir for use with wind-, man-, or electric-powered vehicles. Wildlife abounds! Other wonderful features of the community include over 30 miles of paved bike trails, parks, playgrounds, and neighborhood schools. Restaurants, hotels, and shopping are all available on the perimeters of the residential areas. There is a private country club, The Brandermill Country Club, located in the center of the community with a full clubhouse, restaurant, bar & grill, 4 pool areas, over 25 tennis courts, and an 18-hole championship golf course designed by Gary Player, available at extremely affordable membership rates. Other private health and sports clubs are here in addition to medical offices, dentists, and physical therapists. The Brandermill Church, located in a public area called "Sunday Park", is sanctioned both Methodist and Presbyterian although it is what we fondly call a community church with an active congregation of several denominations. There are churches of just about all denominations right around the corner! This popular PUD features about 3600 properties with all different shapes, styles, and price ranges of homes & town homes on mostly wooded lots. Some front on the lake and/or golf course. Prices range from around $60,000 for a one-bedroom condominium to over $400,000 for a lake-front contemporary home. There is a nice mix of colonial, traditional, transitional, and contemporary homes in two sections, Brandermill and Harbour Pointe (which is a part of Brandermill but is separated from the main part by a section of the lake), making up over 80 individual neighborhoods. Each of the neighborhoods have a slightly different "feel", price range, and style of home giving you several choices that may appeal to you. Being a PUD means monthly association dues of $29.00 per developed property and $22.00 per undeveloped lot. These dues have not fluctuated very much from the beginning of Brandermill in 1975! Dues cover maintenance of the bike trails, parks, playgrounds, management fees, and beautification of the landscaped entrances to the neighborhoods. Additionally, the Brandermill Community Association (BCA) uses dues to supplement the Chesterfield County Police with added night patrols both on the streets and on the bike trails with patrols on well-equipped mountain bikes to maintain the already very low crime rate. When you buy a property in this PUD, you receive documents detailing the covenants, conditions and restrictions (CC&Rs) from the BCA. The BCA also inspects the property to make sure that it conforms to the CC&Rs. These CC&R's are truly developed to protect property values and are not meant to do anything else! Chesterfield County Schools serve Brandermill, and Brandermill serves the schools! Area businesses and organizations support all of the schools' activities with volunteers, time, and money. Depending on where you live in Brandermill, your K - 5 children will go to either SWIFT CREEK ELEMENTARY SCHOOL or CLOVER HILL ELEMENTARY SCHOOL. Computer education begins in the kindergarten classroom. All children then attend SWIFT CREEK MIDDLE SCHOOL for 6th - 8th grades, and on to CLOVER HILL HIGH SCHOOL for 9th - 12th grades. The high school hosts the county's Math/Science Center. All of these schools have enjoyed strong PTA relationships. These schools rank in the top of the county, the top of the Richmond Tri-City area, and in the top 5% of Virginia as well. Private schools are available and are of excellent quality. Some of them are supported by church affiliations.
